Our management services are customized to the property and the wishes of the
client.
Services may include, but are not limited to, the following:
· Assuming the day-to-day
responsibility for the propertys care
· Aggressively collecting
and recording all rent receipts
· Establishing specifications
for any necessary services, such as:
o Landscaping
o Snow removal
o Trash removal
o Parking lot repair or resurfacing
o Exterior painting, upkeep as needed
o All other exterior building and grounds keeping
services, as required
· Scheduling maintenance
and repairs as needed
· Reviewing and promptly
paying, when due, all bills for normal operating services in connection with the property
· Review and promptly paying,
when due, all insurance premiums in connection with the property
· Promptly reviewing, and
obtain owners permission to contest, when indicated, any real estate and personal property tax assessments and paying the
resultant bills.
· Promptly paying, when
due, all bills in accordance with the owners requirements
· Maintaining records of
all bills and invoices paid
· Providing detailed accounting
reports as requested
· Providing timely monthly
payment of any mortgage or land contract
· Serving as liaison between
owner and outside parties
· Supervising any necessary
capital improvements
· Promptly paying, when
due, any bills in accordance with the owners requirements
· Providing detailed accounting
reports as requested
